Buying a home is exciting, and closing day can feel like a sprint to the finish line. Between packing, paperwork, movers, and mail forwarding, the calendar can turn into a blur. But there is one step that buyers should never skip — the Final Walk-Through.
✔️ What is a Final Walk-Through?
It’s a chance for the buyer to walk through the property one last time before closing. This visit isn’t about decorating ideas or measuring for furniture — it’s about confirming that:
The home is in the same condition as when the offer was made
Any agreed-upon repairs are completed
No new damage has popped up
Systems like heat, water, and electricity are working correctly
Even if everything looked perfect at inspection, things can change. Storms happen, sellers move furniture, appliances get unhooked, and sometimes things are accidentally damaged during moving.
✔️ What Should Buyers Look For?
Bring your inspection list and check:
Repairs or credits were done as agreed
No leaks, cracks, or missing items
All appliances are still present and operational
The home is clean and empty
A final walk-through takes 15–30 minutes, but it gives buyers peace of mind during such a big investment.
✔️ A Personal Note From Me
I just went through this process this week with one of my favorite clients. We walked in together, checked everything off the list, laughed about paint colors, and made sure the home was move-in ready. You could see the excitement in their eyes — and that moment is exactly why I love what I do.
Buying or selling a home isn’t just a transaction. It’s a milestone, a memory, a new chapter. I’m truly grateful I get to be part of it.
