Thinking about buying or selling a home in West Virginia? Before you start scrolling listings or picking a list price, a little preparation can save you time, money, and frustration.
Here’s what I want buyers and sellers in Charleston, Cross Lanes, Hurricane, and the surrounding Kanawha Valley to know.
Buyers: Look Beyond the List Price
Your budget should include more than the mortgage payment. Property taxes, homeowners insurance, maintenance, and closing costs all deserve a place in the conversation. Ask your lender to explain your estimated monthly payment and how much cash you’ll need to close.
When touring West Virginia homes, look beyond the updated kitchen. Ask about the roof, heating and cooling, drainage, and any signs of moisture. Depending on the property, you may also need to investigate flood risk, septic systems, or shared driveway access.
Pretty matters. Knowing what you’re buying matters more.
Sellers: Start With a Strategy
Your neighbor’s asking price doesn’t automatically tell you what your home is worth. Recently sold comparable homes, condition, location, and competing listings help determine a realistic pricing strategy.
Before spending money on renovations, get advice about what your home actually needs. Cleaning, decluttering, addressing visible maintenance issues, and professional photography can be practical starting points.
And when an offer comes in, look at the whole picture: financing, inspections, requested seller contributions, and closing timeline—not just the purchase price.
Local Details Make a Difference
A home in Charleston and a property with acreage in Putnam County can require very different conversations. Your plan should fit the property and your goals.
